When a Repair Is No Longer Enough

A few slipped or cracked tiles can be repaired. When the problems are spread across the whole roof, patching one area at a time stops being good value, and a re-roof becomes the sensible option.

A re-roof means stripping the old covering back to the rafters and building the roof up again with new underlay, new battens and a new covering of slate or tiles. With the roof open, the timbers can be seen properly before it is covered again.

  • Tiles or slates failing across the roof Worn, flaking, cracked or slipping in many places, not just one or two
  • Leaks that keep coming back Repaired in one place, then showing up in another
  • Underlay that has perished Old felt in the loft that has torn, sagged or gone brittle
  • A roof that was not done properly Even a newer roof, if the ventilation or the laps are wrong

Recent re-roof

Putting Right a Roof That Was Only Three Years Old

Not every re-roof is on an old house. This customer came to us with problems from a roof that had been on for just three years.

We re-roofed it and put right what had been missed:

  • Proper ventilation at the eaves and ridge Air moving through the roof space, top and bottom
  • Celotex insulation to the vaulted ceilings Where the ceilings follow the slope of the roof
  • The correct head lap on the tiles How far each tile overlaps the tiles below it

The details under the tiles matter as much as the tiles you can see.

Slate and Tile Roof Coverings

From natural slate to clay and plain tiles, the right covering depends on the house, the pitch of the roof and the roofs around it. We'll talk you through the options when we quote.

Planning and regulations

Do You Need Planning Permission to Re-Roof?

Usually not. Building Regulations are a different matter, and a full re-roof will normally need approval.

Planning permission

  • A re-roof that does not materially change how the house looks will usually not need planning permission.
  • Changing to a noticeably different material, or raising the height of the roof, may need an application.
  • Flats, listed buildings and homes in a conservation area can have extra rules.

Building Regulations

  • Approval is normally needed when the work covers more than half of the roof, or more than a quarter of the building's whole outer shell.
  • So a full re-roof will normally need it.
  • It is also needed if the new covering is 15 per cent heavier or more, performs differently in a fire, or the roof structure is altered.
  • Re-covering a roof can mean the insulation has to be brought up to current standards.

These are the rules in England, summarised from the Planning Portal. If you're unsure, check the Planning Portal or your local council before work starts, and ask us about it when we quote.

What Customers Say About H&M Roofing

After dealing with a lot of roofers, several of them who seemed to be complete cowboys I am so glad that we went with H&M roofing. Tom and Jack were brilliant communicators, punctual and considerate.

We had water pouring in through our lounge ceiling on a Sunday afternoon during storm Darragh. I called H&M Roofing and Tom came out within 20 minutes to assess the situation.
